8th & Figueroa is a new 42-story luxury residential tower located in the heart of Los Angeles’ revitalized Downtown Financial District. Featuring 438 units, it offers an array of community amenities including gardens, a resort-style pool, private cabanas, and a clubhouse. Additional facilities, such as an executive wellness center, resident lounge, collaboration spaces, and private dining areas, contribute to the luxurious living experience. Residents can also enjoy access to a roof lounge and multiple sky decks offering breathtaking views of the Financial District skyline, as well as vistas extending to the iconic Hollywood Hills and the Pacific Ocean.

Raymond was contracted by General Contractor Lendlease to perform a variety of scopes on the project from drywall and framing to intumescent fireproofing and Division 10 Specialties.

The 8th & Figueroa project team performed with problem solving, quality, and safety in mind. Raymond worked over 160,000 hours efficiently and safely, exemplifying Raymond’s safety culture and hazard resolution – This translates to over 20,000 safely worked man days, each representing the team’s dedication to returning each worker home safely at the end of the day.

Raymond was at the forefront of problem solving and issue resolution from start to finish, regularly meeting with the general contractor and ownership to work through constraints and priorities.

  • Raymond contributed to planning and problem solving for a perimeter metal panel roof cornice extending around the entirety of Level 43. Raymond designed extra support for the cornice, eventually deciding on prefabricated hollow structural sections (HSS) and C-channel support structures that were in-fill framed offsite, clad with metal panels, and then delivered to the project and installed via crane. The main advantage of this methodology was eliminating safety hazards, such as challenging scaffold erection/dismantling and fall hazards.

  • Raymond took on several engineered designs for both light gauge framing and miscellaneous steel/iron, always ready to help problem-solve. This included a design for a fire-rated generator enclosure extension after an LA Fire Department review which significantly aided the Temporary Certificate of Occupancy process.
  • Resilient channel was used on corridor walls to ensure that minimum STC ratings were met between the apartment units and public spaces.
  • Armstrong ShortSpan was used on the majority of drywall ceilings for high production and quality.
  • Special taping and finishing techniques were utilized to provide a high-quality product in critical light, while also improving the budget.

  • Raymond’s taping crew did a phenomenal job setting the tone for high quality finishes with the skimcoat of the post-tension concrete decks in the high, exposed living room and bedroom ceilings of the units. The quality of work inspired regular praise from everyone involved, including the general contractor, trade partners, and owner.
  • Raymond participated in the design and construction of an out-of-this-world Corian waterfall grand ornamental stair spanning two levels in the main residential lobby. The stair had a total of 32 treads with a Corian “fin” at each end. As the stair ascends step by step, the Corian lengthens or lessens with it, ending at each tread’s front with a curved element while continuing curved off the other end and extending through the ceiling above. Months of coordination, collaboration, and onsite reviews paved the way for the realization of this unique staircase.
